Buying a home in Pensacola: what to know

Pensacola sits on Pensacola Bay at the far western end of the Florida Panhandle, close to the Alabama line. It is a Navy town. Naval Air Station Pensacola is known as the cradle of naval aviation and is home to the Blue Angels and the National Naval Aviation Museum. NAS Pensacola Corry Station is also in the area, and NAS Whiting Field is a short drive away in Santa Rosa County. Beyond the military, big employers include Baptist Health Care, Ascension Sacred Heart, HCA Florida West Hospital, the University of West Florida and Navy Federal Credit Union, which has a large campus in the area.

Downtown centers on Palafox Street, with restaurants, the historic Seville Square area and Blue Wahoos Stadium on the water. North Hill has large historic homes from the early 1900s. East Hill has bungalows and older homes with a neighborhood feel. Cordova Park and Scenic Heights have mid-century ranch homes on bigger lots, and newer subdivisions keep spreading to the northwest. Warrington, near the Navy base, has many older, more affordable homes.

Across the bridges are Pensacola Beach on Santa Rosa Island and Perdido Key to the west, both in Escambia County, with beach condos and vacation homes. On Pensacola Beach, most land is owned by the county and leased, which affects how a home is financed.

Buyers include active duty service members and veterans, many of whom retire here, healthcare and university workers, young families, retirees and investors. Military moves keep the market active all year, with extra activity in summer.

FHA loans in Pensacola

FHA lets you buy with 3.5% down with a credit score of 580 or higher. From 500 to 579, FHA requires 10% down, and lender overlays may apply. The 2026 FHA limit for a one-unit home in Escambia County is $541,287, and limits are higher for 2 to 4 unit properties.

FHA has an upfront mortgage insurance premium, usually added to the loan, plus a monthly premium. With less than 10% down, the monthly premium generally lasts for the life of the loan unless you refinance.

FHA fits many Pensacola starter homes in Warrington, East Hill and the newer northwest subdivisions. Older homes in North Hill and East Hill must meet FHA property standards, so roof, paint and electrical issues can come up. Beach condos are harder. The project must be FHA approved or the unit must qualify for single unit approval.

Conventional loans in Pensacola

Conventional loans allow 3% down for qualifying first-time buyers and 5% for most others. PMI applies under 20% down and can be removed once you have enough equity. The 2026 conforming limit in Escambia County is $832,750 for a one-unit home, and a jumbo loan covers higher prices, such as some waterfront homes.

Conventional is common for second homes and beach condos, since many buyers from other states want a place on the Gulf. A second home can need as little as 10% down if you use it yourself. Condo buildings must pass Fannie Mae or Freddie Mac review to be warrantable. If you are a veteran or on active duty, ask William to compare a VA loan side by side as well.

Investor and DSCR loans in Pensacola

A DSCR loan qualifies on the property's rent, not your personal income. Expect about 20 to 25% down. DSCR loans can close in an LLC and work well for self-employed investors and people building a portfolio. Conventional investment property loans and bank statement loans are other options.

Pensacola rental demand comes from military families and students in Navy training, hospital staff, UWF students, and beach vacation visitors. Homes near NAS Pensacola and Corry Station often rent to military tenants who receive a housing allowance. Beach rentals are seasonal, with summer as the busy time. Check city or county zoning, licensing and HOA rules before buying for short-term rental.

Florida HomeTown Heroes and down payment help in Escambia County

Florida HomeTown Heroes is a Florida Housing Finance Corporation program for first-time buyers, which generally means no ownership of a primary residence in the past 3 years. You must work full time for a Florida-based employer. It provides 5% of your first mortgage, with a minimum of $10,000 and a maximum of $35,000, as a 0% interest second mortgage with no monthly payment. You repay it when you sell, refinance, transfer the deed, pay off the first mortgage, or stop living in the home.

You need a 640 minimum credit score and homebuyer education, and Escambia County income limits apply. Funding is released in rounds and can run out, so William checks availability the day you are under contract. A fully signed contract is needed to reserve funds. See Florida Housing for details.

Escambia County also receives SHIP (State Housing Initiatives Partnership) funds for local down payment help, run by the Escambia County housing office.

Insurance, flood and condo rules that affect your loan in Pensacola

Pensacola has felt major hurricanes, including Ivan in 2004 and Sally in 2020, which flooded parts of downtown and the beaches. Lenders require homeowners coverage with wind. Homes near the bay, bayous and beaches are often in FEMA special flood hazard areas, where flood insurance is required on a federally backed loan. Get the elevation certificate and flood quote early.

Older homes in North Hill, East Hill and Warrington usually need a 4-point inspection and a wind mitigation inspection. A newer roof and storm protection can lower your premium. If private insurers decline, Citizens Property Insurance is the state backstop.

Beach condos on Pensacola Beach and Perdido Key fall under Florida's post-Surfside laws, which require milestone inspections and structural integrity reserve studies. Buildings with low reserves, big special assessments or major repairs pending can fail conventional or FHA review. Ask for the association budget and reports first.

Pensacola mortgage FAQs

Where can I get the best conventional loan rates in Pensacola?

No one can honestly promise the best rate. Your rate depends on credit, down payment, property type and loan amount. Compare Loan Estimates from different lenders on the same day. William offers multiple loan programs through Bold Mortgage and gives you a side-by-side comparison.

How do I qualify for an FHA loan in Pensacola?

You generally need a 580 or higher score for 3.5% down, documented income and debts within FHA limits. The home must be your primary residence and meet FHA property standards. Approval depends on your credit, income, assets and the property.

Where can I apply for investor or DSCR mortgage programs in Pensacola?

You can apply with William at Bold Mortgage online or by phone, including LLC purchases. Share the expected rent and an insurance quote, and he will run the DSCR numbers with you.

Can I use Florida HomeTown Heroes in Pensacola?

Yes, if you are a first-time buyer, work full time for a Florida-based employer, have at least a 640 score, meet Escambia County income limits, and will live in the home. William confirms funds once your contract is signed.

Can I get a mortgage on a home or condo on Pensacola Beach?

Yes, but it works a little differently. Most Pensacola Beach property sits on land owned by Escambia County and leased to the owner, so the lender reviews the lease, including how many years are left. There are also annual lease fees to budget for. Ask your agent for the lease details early so William can confirm which loan programs fit.
