Buying a home in Tallahassee: what to know

Tallahassee is Florida's capital and the seat of Leon County. State government is the biggest employer, and the Capitol tower and the Historic Capitol sit at the center of downtown. The city is also home to Florida State University, Florida A&M University and Tallahassee Community College. FSU runs the National High Magnetic Field Laboratory. Tallahassee Memorial HealthCare and HCA Florida Capital Hospital are major healthcare employers.

Tallahassee feels different from most of Florida. It has rolling hills, live oaks draped in Spanish moss, and protected canopy roads that wind out of town. Midtown, near Lake Ella, mixes older homes, townhomes and new infill. Betton Hills and Myers Park are established neighborhoods with mid-century homes and big trees. Killearn Estates, on the northeast side, is a large subdivision built around a golf course, and Golden Eagle nearby is a gated golf community. SouthWood, on the southeast side, is a newer planned community with its own town center. Near FSU and FAMU, much of the housing is student apartments, townhomes and condos.

Most homes are single family, often brick or frame ranch homes from the 1960s through the 1990s, with newer construction on the edges of town. Cascades Park downtown is a popular gathering spot, and football weekends at Doak Campbell Stadium fill the city in the fall.

Buyers include state workers, university faculty and staff, healthcare workers, graduate students, young families, parents buying for students, and investors. Prices are often lower than in South Florida, so many first-time buyers can get into a home here.

FHA loans in Tallahassee

FHA lets you buy with 3.5% down with a credit score of 580 or higher. From 500 to 579, FHA requires 10% down, and lender overlays may apply. The 2026 FHA limit for a one-unit home in Leon County is $541,287, and limits are higher for 2 to 4 unit properties.

FHA has an upfront mortgage insurance premium, usually added to the loan, plus a monthly premium. With less than 10% down, the monthly premium generally lasts for the life of the loan unless you refinance.

FHA works well for many Tallahassee starter homes and townhomes. Older ranch homes must meet FHA property standards, so the appraiser will note roof wear, peeling paint and safety items. Condo and townhome complexes near campus are often full of renters. The project must be FHA approved or the unit must qualify for single unit approval, and a building with too few owner occupants may not qualify.

Conventional loans in Tallahassee

Conventional loans allow 3% down for qualifying first-time buyers and 5% for most others. PMI applies under 20% down and can be removed once you have enough equity. The 2026 conforming limit in Leon County is $832,750 for a one-unit home, and a jumbo loan covers higher prices. Most Tallahassee homes fall well within the conforming limit.

Conventional is a strong fit for state and university employees with steady pay and good credit. If you put 20% down, you avoid PMI completely. For condos, the building must pass Fannie Mae or Freddie Mac review to be warrantable.

Investor and DSCR loans in Tallahassee

A DSCR loan qualifies on the property's rent, not your personal income. Expect about 20 to 25% down. DSCR loans can close in an LLC and work well for self-employed investors and people building a portfolio. Conventional investment property loans and bank statement loans are other options.

Tallahassee rental demand comes from FSU, FAMU and TCC students, graduate students, hospital staff, and new state workers who rent before they buy. The legislative session each year brings lobbyists and staff who rent for a few months. Student leases often start in August, so plan for summer turnover. Check city zoning and licensing rules before buying for short-term rental.

Florida HomeTown Heroes and down payment help in Leon County

Florida HomeTown Heroes is a Florida Housing Finance Corporation program for first-time buyers, which generally means no ownership of a primary residence in the past 3 years. You must work full time for a Florida-based employer, and that includes state agencies, universities, hospitals and local businesses. It provides 5% of your first mortgage, with a minimum of $10,000 and a maximum of $35,000, as a 0% interest second mortgage with no monthly payment. You repay it when you sell, refinance, transfer the deed, pay off the first mortgage, or stop living in the home.

You need a 640 minimum credit score and homebuyer education, and Leon County income limits apply. Funding is released in rounds and can run out, so William checks availability the day you are under contract. A fully signed contract is needed to reserve funds. See Florida Housing for details.

Leon County also receives SHIP (State Housing Initiatives Partnership) funds for local down payment help, run by the Leon County housing office, and the city may offer its own programs.

Insurance, flood and condo rules that affect your loan in Tallahassee

Tallahassee sits inland from the Gulf, so storm surge is not the main risk. Trees are. Hurricanes such as Hermine and Michael, and tornadoes in 2024, brought down large oaks across the city. Lenders require homeowners coverage with wind, and insurers look closely at roof age and large trees near the house. A wind mitigation inspection can lower your premium.

Some homes near lakes, creeks and low drainage areas sit in FEMA special flood hazard areas, where flood insurance is required on a federally backed loan. Check the flood map for any home you like, even on high ground nearby.

Older homes usually need a 4-point inspection. If private insurers decline, Citizens Property Insurance is the state backstop. In SouthWood, Killearn and other planned areas, add HOA dues to your payment.

Condo buildings three stories or taller fall under Florida's post-Surfside laws, which require milestone inspections and structural integrity reserve studies. Buildings with low reserves or big repairs ahead can fail conventional or FHA review.

How do I qualify for an FHA loan in Tallahassee?

Where can I apply for investor or DSCR mortgage programs in Tallahassee?

You can apply with William at Bold Mortgage online or by phone, including LLC purchases. Share the expected rent and an insurance quote, and he will run the DSCR numbers with you.

Can I use Florida HomeTown Heroes in Tallahassee?

Yes, if you are a first-time buyer, work full time for a Florida-based employer, have at least a 640 score, meet Leon County income limits, and will live in the home. William confirms funds once your contract is signed.

I work for the State of Florida. Does that help me buy in Tallahassee?

Steady full-time state employment is easy to document with pay stubs and W-2s, which helps with any loan.
