Quick answer: A DSCR estimate compares a rental property’s qualifying monthly rent with its monthly housing expense. A simple planning formula is estimated monthly rent divided by estimated monthly housing expense. A result above 1.00 means the rent estimate is higher than the projected housing expense; a result below 1.00 means the projected expense is higher than the rent estimate. This is a property-screening tool, not an approval, a rate quote, or a program guideline. DSCR lenders can use different rent sources, expense treatments, reserve requirements, credit standards, and property rules. Miami DSCR Loan Calculator Inputs Start with one property and use the most current information available. The calculation is only as useful as its inputs. Estimated monthly rent: Use a current lease, market-rent analysis, or conservative rent estimate. Programs can use different acceptable rent evidence. Principal and interest: Use a monthly estimate based on the contemplated loan amount, term, and rate assumption. This is only one part of the monthly debt obligation. Property taxes: Divide the current or anticipated annual property tax by 12. Taxes can change after purchase or reassessment. Insurance: Divide annual homeowners, landlord, flood, or other required coverage by 12. South Florida insurance costs can materially affect the estimate. Association dues: Add monthly condominium, HOA, or cooperative dues when applicable. Other program-required expense items: Use the lender’s instructions once a program is selected. The monthly housing expense in a simple estimate is the sum of principal, interest, taxes, insurance, and applicable association dues. Mortgage disclosures distinguish principal and interest from the broader total monthly payment, which can include taxes, insurance, mortgage insurance, and escrowed assessments.[1] The Simple DSCR Formula Estimated DSCR = qualifying monthly rent ÷ estimated monthly housing expense Educational example: Estimated monthly rent: $3,600 Principal and interest: $2,200 Estimated taxes: $400 Estimated insurance: $250 Association dues: $350 Estimated monthly housing expense: $3,200 Estimated DSCR: 1.13 In this example, $3,600 divided by $3,200 equals 1.13. The figure does not establish eligibility. A lender may use a different rent amount, a different expense calculation, or other conditions that change the result. Why a Miami Rental-Property Estimate Can Change Miami-Dade investment properties vary by neighborhood, building, and rental strategy. A Brickell condominium, Doral townhome, Miami Beach property, Hialeah single-family rental, or small multifamily property may have different association rules, insurance needs, tax treatment, and rent documentation. A strong online estimate can still fail to match an appraiser’s rent analysis, the final insurance premium, a building’s rental restrictions, or the program’s property requirements. Before depending on a calculator result, verify the rental strategy and building rules. For condominium properties, obtain association documents and ask whether there are rental restrictions, pending assessments, insurance considerations, or approval timing issues. What a DSCR Calculator Does Not Include A DSCR calculator can be useful for screening a potential rental property, but it does not replace mortgage underwriting or investment due diligence. It cannot determine whether a lender will accept a lease, an appraiser’s market-rent schedule, furnished-rental income, or other rent evidence. It also cannot determine credit eligibility, reserve requirements, property condition, title matters, appraisal outcome, association approval, insurance availability, or all program-specific rules. A monthly payment estimate should not be confused with the property’s complete investment cash flow. Management costs, maintenance, vacancy planning, repairs, utilities, furnishing, local licensing, capital improvements, and income-tax treatment may affect an investor’s real economics but are not always part of a lender’s qualifying calculation. How to Use This Calculator Before Making an Offer Begin with a conservative rent estimate rather than an optimistic listing projection. Build the full monthly housing expense with current estimates for taxes, insurance, and association dues. Change one assumption at a time to see how a different loan amount, insurance quote, rent estimate, or HOA amount changes the planning result. Then collect the documents that make a real review faster: the property address, listing or purchase contract, rent roll or existing lease, expected property use, tax information, insurance quote when available, association information, and available funds for closing and reserves. A property owner’s complete net operating cash flow can differ from the rent-and-housing-expense method used for a particular DSCR mortgage review. Ask which rent source and expense components the selected program uses. Can a Miami condo use a DSCR loan? Some condominium properties may be eligible, but association review, building insurance, rental restrictions, special assessments, title, and program guidelines can affect availability. Review the condominium early rather than assuming it qualifies. Can self-employed investors use DSCR financing? Possibly.
