What is the Florida Hometown Heroes Program?

The Hometown Heroes program is a statewide down payment assistance program run by the Florida Housing Finance Corporation. It helps income-qualified, first-time homebuyers who work full time for a Florida-based employer cover the upfront costs of buying a home. The assistance comes as a 0% interest, deferred second mortgage — there are no monthly payments on it, and you only repay it when you sell, refinance, pay off, or transfer the home, or when it stops being your primary residence. In its most recent cycle, the program helped more than 3,000 Florida households become homeowners.

How much down payment help can you get?

Eligible buyers can receive up to 5% of their first mortgage amount, with a minimum of $10,000 and a maximum of $35,000. The money can go toward your down payment, closing costs, and prepaid expenses.

Here's roughly how the 5% works at different loan amounts:

  • $200,000 loan → $10,000 (the minimum)

  • $300,000 loan → $15,000

  • $400,000 loan → $20,000

  • $500,000 loan → $25,000

  • $600,000 loan → $30,000

  • $700,000+ loan → $35,000 (the maximum)

Who qualifies in 2026?

Hometown Heroes uses an occupation-based model. To qualify, you generally need to:

  • Work full time for a Florida-based employer in an eligible occupation (50+ fields qualify)

  • Be a first-time homebuyer — you haven't owned and occupied a primary residence in the past three years (veterans may be exempt)

  • Have a minimum credit score of about 640 (individual lenders may require higher)

  • Buy a home you'll live in as your primary residence — no investment properties or second homes

  • Meet your county's income limit (see below)

Eligible occupations span a wide range of essential and public-service roles, including:

  • Teachers and school staff

  • Nurses, LPNs, CNAs, and other healthcare professionals

  • Police officers, firefighters, EMTs, and first responders

  • Active-duty military members and veterans

  • Childcare workers, court employees, and many other community roles

Note: The approved occupation list can change from cycle to cycle, so confirm your specific job is on the current list when funding opens.

2026 income limits

Hometown Heroes income limits are based on 150% of the area median income, so they vary by county. For 2026, limits generally range from about $143,000 to $195,000 depending on where you're buying. Because the exact figure depends on your county — and household income includes all borrowers on the loan — it's best to confirm your specific county limit with a participating lender before you apply.

Funded again for 2026 — but timing is everything

Florida's 2026–2027 state budget includes a fresh $50 million for Hometown Heroes. That's great news, but there's an important catch: the previous round of funding was fully committed in early 2026 after helping thousands of families, so there can be gaps when no new reservations are available.

When new funds open, reservations are handled on a first-come, first-served basis — and funds are only reserved once you are both fully qualified and under contract on an eligible home. A pre-approval alone does not hold any money. Because this year's allocation is on the smaller side, funds are expected to move quickly once released.
