Mortgage Loans in Sarasota, FL: FHA, Conventional, Investor and HomeTown Heroes

You can get a mortgage in Sarasota through William Ledesma at Bold Mortgage, a division of PRMG. He works with Sarasota County buyers by phone, video and e-sign, together with local agents. Your main options are FHA, conventional, second home, investor and DSCR loans, plus Florida HomeTown Heroes if you qualify.

Buying a home in Sarasota: what to know

Sarasota sits on the Gulf coast, south of Tampa Bay, with Sarasota Bay between the mainland and the barrier islands. Many buyers come for the beaches on Siesta Key and Lido Key, and for the shops and restaurants at St. Armands Circle. The city is also known for the arts. The Ringling museum, the Van Wezel Performing Arts Hall and Marie Selby Botanical Gardens are all here. Each spring the Baltimore Orioles train at Ed Smith Stadium.

The local economy leans on health care, tourism, construction and services for a large retired and seasonal population. Sarasota Memorial Hospital is a major employer. New College of Florida and Ringling College of Art and Design bring students and staff.

Neighborhoods vary by price and age. Downtown has high-rise condos along the bayfront. Laurel Park, just south of downtown, has older cottages and bungalows. Southside Village has older homes near Sarasota Memorial Hospital. Gulf Gate, near the Siesta Key bridges, has many mid-century ranch homes. On the barrier islands, Siesta Key and Longboat Key are heavy on condos and waterfront homes. East of I-75, master-planned communities like Palmer Ranch and the Sarasota County part of Lakewood Ranch have newer homes with HOAs, and many have CDD fees.

Who buys here? Retirees, second home buyers from the Midwest and Northeast, families who want good beaches and newer homes, health care workers, and investors who rent to seasonal visitors. You will see a lot of condos and villas with HOAs, and many gated communities.

FHA loans in Sarasota

FHA lets you buy with 3.5% down and a credit score of 580 or higher. With a score from 500 to 579, the minimum is 10% down, and many lenders add overlays. The 2026 FHA limit for a one-unit home in Sarasota County is $547,400. Limits are higher for 2 to 4 unit properties.

FHA charges an upfront mortgage insurance premium, usually added to the loan, plus a monthly premium. FHA is only for a home you live in, so it does not work for a second home. Many Sarasota buyers look at condos and villas. The project must be FHA-approved or qualify for single-unit approval, so check the building first. Older homes in Gulf Gate or Laurel Park must meet FHA property standards.

Conventional loans in Sarasota

Conventional loans allow 3% down for qualifying first-time buyers and 5% for others. With less than 20% down you pay PMI, which you can remove once you build enough equity. The 2026 conforming limit in Sarasota County is $832,750 for one unit. Homes on the barrier islands and on the bay can sell above that, so a jumbo loan may be needed there.

Conventional loans are the main tool for second homes, which are common in Sarasota. A second home must be for your own use and not run as a full-time rental. For condos, the building must be warrantable under Fannie Mae or Freddie Mac rules, which look at reserves, insurance, repairs and how many units are rented.

Investor and DSCR loans in Sarasota

A DSCR loan qualifies you on the property's rent instead of your personal income. Expect 20 to 25% down. It works for self-employed investors and for buyers who want to close in an LLC. You can also use a conventional investment property loan or a bank statement loan.

Sarasota rental demand is driven by seasonal visitors who rent for the winter, beach tourism, hospital staff and college students. Many condo associations limit how often you can rent, such as minimum lease terms. Check the condo or HOA rules, and city or county zoning and licensing rules, before you buy for short-term rental.

Florida HomeTown Heroes and down payment help in Sarasota County

Florida HomeTown Heroes comes from Florida Housing Finance Corporation. It is for first-time buyers, generally meaning no ownership of a primary residence in the past 3 years, who work full time for a Florida-based employer. It provides 5% of your first mortgage, with a minimum of $10,000 and a maximum of $35,000, as a 0% interest second mortgage with no monthly payment. You repay it when you sell, refinance, transfer the deed, pay off the first mortgage, or stop living in the home.

You need a 640 minimum credit score and homebuyer education. Sarasota County income limits apply. Funding is released in rounds and can run out, so William checks availability the day you are under contract. A fully signed contract is needed to reserve funds.

Every Florida county also gets SHIP (State Housing Initiatives Partnership) funds for local down payment help. Ask the Sarasota County housing office what is open now.

Insurance, flood and condo rules that affect your loan in Sarasota

Coastal risk is the big issue. In 2024, Hurricane Helene brought storm surge to the barrier islands, and Hurricane Milton made landfall near Siesta Key two weeks later. Many homes on Siesta Key, Lido Key, Longboat Key and along the bay are in high-risk flood zones. If your home is in one and you have a federally backed loan, flood insurance is required. Ask for the elevation certificate and flood claims history before you make an offer.

Older homes usually need a 4-point inspection, and a wind mitigation inspection can lower your premium. If private carriers decline, Citizens Property Insurance is the state backstop.

Condos are a large part of this market, so Florida's post-Surfside laws matter a lot. Buildings three stories or higher need milestone inspections and structural integrity reserve studies. Some older coastal buildings face big special assessments, and buildings with low reserves or major repairs may not qualify for conventional or FHA loans. In Palmer Ranch and Lakewood Ranch, add HOA dues and CDD fees to your budget.

Your action plan

  1. Book a clarity call with William. No hard credit pull to start.
  2. Get pre-approved for the right use: primary home, second home or investment.
  3. Pick your program: FHA, conventional, jumbo or DSCR.
  4. Check HomeTown Heroes and Sarasota County SHIP help.
  5. Shop with a local agent who knows flood zones and condo rules on the islands.
  6. Get flood and wind quotes, review the condo documents, then lock and close.

Sarasota mortgage FAQs

Where can I get the best conventional loan rates in Sarasota?

Your rate depends on your credit, down payment, property type, occupancy and loan amount. Second home and condo loans can price differently than a single-family primary home. Compare Loan Estimates from different lenders on the same day. Bold Mortgage offers multiple loan programs, and William gives you a side-by-side comparison.

How do I qualify for an FHA loan in Sarasota?

You need a 580 or higher score for 3.5% down, steady income and a home you will live in. The 2026 one-unit FHA limit in Sarasota County is $547,400. The home must meet FHA property standards, and condos must be in an approved or eligible project. Approval depends on your credit, income, assets and the property.

Where can I apply for investor or DSCR mortgage programs in Sarasota?

You can apply with William Ledesma at Bold Mortgage. He works with Sarasota investors by phone and video and checks the rent, insurance and any rental limits in the condo or HOA rules with you.

Can I use Florida HomeTown Heroes in Sarasota?

Yes, for a primary home if you qualify. You generally must be a first-time buyer who works full time for a Florida-based employer, with a 640 or higher score and income under the Sarasota County limit. William checks fund availability once you are under contract.

Can I get a mortgage on a condo on Siesta Key or Longboat Key?

Often yes, but the building matters as much as you do. The lender will review the budget, reserves, insurance, milestone inspection and any pending repairs or special assessments. If the building does not meet conventional rules, a non-warrantable condo loan with a larger down payment may be an option. Ask William to review the building before you make an offer.
