Buying a home in Naples: what to know

Naples is on the Gulf coast in Collier County, known for its beaches, the Naples Pier, and shopping and dining on Fifth Avenue South and Third Street South. Many people first know it as a winter home, and that still shapes the market. A large share of buyers are retirees and seasonal residents from the Midwest and Northeast, plus families and professionals who live here year round.

The city itself is small, and most of what people call "Naples" is greater Naples in Collier County. Old Naples, near the pier and downtown, has a mix of older cottages, rebuilt homes and new construction. Port Royal and Aqualane Shores are waterfront neighborhoods with canal and bay access and some of the highest prices in the state. The Moorings and Park Shore have condos and waterfront homes near the beach. Pelican Bay, just north of the city, is a planned community with high-rise condos along the Gulf. East of town, gated golf communities and the larger lots of Golden Gate Estates offer more space for the money.

The local economy runs on healthcare, tourism, construction, real estate and services for residents. NCH Healthcare System is a major employer. Arthrex, a medical device company, has its headquarters in Naples. Collier County Public Schools and county government also employ many people. The Naples Botanical Garden is a popular local stop.

The housing stock is a mix of condos, many built decades ago along the Gulf, single family homes on canals, and newer homes in gated golf communities. HOA dues are common, and some communities require a club membership.

FHA loans in Naples

FHA lets you buy with 3.5% down with a credit score of 580 or higher. From 500 to 579, FHA requires 10% down, and lender overlays may apply. Collier County has a higher limit than most Florida counties: the 2026 FHA limit for a one-unit home is $764,750, and limits are higher for 2 to 4 unit properties.

FHA has an upfront mortgage insurance premium, usually financed into the loan, and a monthly premium. With less than 10% down, the monthly premium generally lasts for the life of the loan unless you refinance.

In Naples, FHA is most useful for first-time buyers and workers buying villas, townhomes and condos in the inland parts of Collier County. Many coastal condo buildings are not FHA approved. A unit may still qualify for single unit approval if the building meets FHA rules. Older homes must meet FHA property standards.

Conventional loans in Naples

Conventional loans allow 3% down for qualifying first-time buyers and 5% for most others. PMI applies under 20% down and can be removed once you build enough equity. The 2026 conforming limit in Collier County is $832,750 for a one-unit home.

Many Naples homes sell above that, so jumbo loans are common here. Jumbo loans usually need a larger down payment, strong credit and more cash reserves. Second home loans are also common, since many buyers live here only part of the year. A second home can need as little as 10% down if you use it yourself. For condos, the building must pass Fannie Mae or Freddie Mac review to be warrantable.

Investor and DSCR loans in Naples

A DSCR loan qualifies on the property's rent, not your personal income. Expect about 20 to 25% down. DSCR loans can close in an LLC and work well for self-employed investors and people with several properties. Conventional investment property loans and bank statement loans are other options.

Rental demand in Naples is seasonal. Winter visitors rent for one to three months, and tourism brings vacation stays. Hospital staff, teachers and service workers need year round rentals, often east of US 41. Many Naples condo associations set minimum lease terms or limit how often you can rent. Read the association rules first, and check city or county zoning and licensing rules before buying for short-term rental.

Florida HomeTown Heroes and down payment help in Collier County

Florida HomeTown Heroes is a Florida Housing Finance Corporation program for first-time buyers, which generally means no ownership of a primary residence in the past 3 years. You must work full time for a Florida-based employer. It provides 5% of your first mortgage, with a minimum of $10,000 and a maximum of $35,000, as a 0% interest second mortgage with no monthly payment. You repay it when you sell, refinance, transfer the deed, pay off the first mortgage, or stop living in the home.

You need a 640 minimum credit score and homebuyer education, and Collier County income limits apply. Funding is released in rounds and can run out, so William checks availability the day you are under contract. A fully signed contract is needed to reserve funds. Details are at Florida Housing.

Collier County also receives SHIP (State Housing Initiatives Partnership) funds for local down payment help, run by the Collier County housing office.

Insurance, flood and condo rules that affect your loan in Naples

Hurricane Ian brought storm surge into Old Naples and other coastal areas in 2022, and many homes were repaired, elevated or rebuilt. Lenders require homeowners coverage with wind. If a home is in a FEMA special flood hazard area, flood insurance is required on a federally backed loan, and homes near the Gulf and bays often are. Ask for the elevation certificate. If a coastal home had major storm damage, ask for permits, since FEMA's substantial damage rule can require elevation or rebuilding to current code.

Older homes usually need a 4-point inspection and a wind mitigation inspection. Citizens Property Insurance is the state backstop when private insurers decline, though high value homes may need other coverage.

Condos are a big part of Naples, and many Gulf front buildings are decades old. Florida's post-Surfside laws require milestone inspections and structural integrity reserve studies for many buildings. Buildings with low reserves, large special assessments or major repairs pending can fail conventional or FHA review. Get the association budget and reports before you sign.

Naples mortgage FAQs

Where can I get the best conventional loan rates in Naples?

No one can honestly promise the best rate. Your rate depends on credit, down payment, property type and loan amount, and jumbo pricing works differently than conforming. Compare Loan Estimates on the same day. William offers multiple loan programs through Bold Mortgage and gives you a side-by-side comparison.

How do I qualify for an FHA loan in Naples?

You generally need a 580 or higher score for 3.5% down, steady documented income and debts within FHA limits. The home must be your primary residence, and Collier County's 2026 one-unit limit is $764,750. Approval depends on your credit, income, assets and the property.

Where can I apply for investor or DSCR mortgage programs in Naples?

You can apply with William at Bold Mortgage online or by phone, including if you are buying in an LLC. Share the expected rent, HOA rules and an insurance quote, and he will run the DSCR numbers with you.

Can I use Florida HomeTown Heroes in Naples?

Yes, if you are a first-time buyer, work full time for a Florida-based employer, have at least a 640 score, meet Collier County income limits, and will live in the home. William confirms funds once your contract is fully signed.

Can I finance a home in a Naples golf community with a required club membership?

Yes. The lender counts required HOA dues and mandatory club fees as part of your monthly debts, so they affect how much you qualify for. Ask for the full fee schedule, including any equity or initiation fee, before you write an offer.
