Mortgage Loans in Miami Beach, FL: FHA, Conventional, Investor and HomeTown Heroes

You can get a mortgage in Miami Beach through William Ledesma at Bold Mortgage, a division of PRMG, who works with buyers in Miami Beach and across Florida by phone, video and e-sign. Your main options are FHA, conventional, jumbo, second home, DSCR investor and bank statement loans, plus Florida HomeTown Heroes for qualifying first-time buyers. On Miami Beach, the building you pick matters as much as your credit, because condo approval and insurance shape what you can finance.

Buying a home in Miami Beach: what to know

Miami Beach is a barrier island city across Biscayne Bay from Miami. It is known for its beaches, the Art Deco Historic District, Ocean Drive, Lincoln Road and Collins Avenue. Tourism and hospitality drive the local economy. Art Basel Miami Beach fills the Convention Center every December. Mount Sinai Medical Center, on Alton Road, is a major local employer.

Each part of the island feels different:

  • South Beach and South of Fifth: historic Art Deco buildings, newer luxury towers, and the busiest streets.
  • Flamingo Park and the Bayshore area: older low rise condos, co-ops and some single family homes near the golf course.
  • Mid-Beach: oceanfront towers along Collins Avenue and homes along Pine Tree Drive and La Gorce.
  • North Beach and Normandy Isles: mid-century buildings, smaller condos and some of the more affordable prices on the island.
  • The Venetian Islands and Sunset Islands: waterfront single family homes with docks.

Most of the housing is condos. Many buildings went up between the 1920s and the 1970s, so age, reserves and repairs matter. Single family homes are fewer and often on the water, which pushes many of them into jumbo loan range. Buyers include full time residents, second home owners and investors. So check the building before you fall in love with the unit. William reviews the condo questionnaire, budget and any special assessments early.

FHA loans in Miami Beach

FHA lets you buy with 3.5% down if your credit score is 580 or higher. With a score from 500 to 579, you need 10% down, and many lenders add their own overlays. The 2026 FHA limit for a one-unit home in Miami-Dade County is $667,000. Limits are higher for 2 to 4 unit properties.

FHA has an upfront mortgage insurance premium, usually added to the loan, plus an annual premium paid monthly. With less than 10% down, it stays for the life of the loan unless you refinance.

On Miami Beach, the big FHA hurdle is the building. The condo project must be on the FHA approved list, or the unit must qualify for single-unit approval. Many older buildings are not approved. Older units must also meet FHA condition standards. If you want FHA here, start with a list of buildings that can work.

Conventional loans in Miami Beach

Conventional loans allow 3% down for qualifying first-time buyers and 5% down for most others. If you put less than 20% down, you pay private mortgage insurance (PMI). You can ask to remove PMI once you reach 20% equity, and it drops off on its own at 22% based on the original schedule.

The 2026 conforming loan limit in Miami-Dade County is $832,750. Above that, you need a jumbo loan. Many oceanfront condos and island homes in Miami Beach go above that limit, so plan for jumbo guidelines, which often ask for more reserves.

Conventional condo loans require a warrantable building. Fannie Mae and Freddie Mac look at reserves, insurance, litigation and critical repairs. Condo hotels are usually not warrantable. Second home loans are common here and can start at 10% down when the building qualifies.

Investor and DSCR loans in Miami Beach

A DSCR loan qualifies you on the property's rent instead of your personal income. Expect 20 to 25% down. It works well for LLCs, self-employed buyers and investors with several properties. William also offers conventional investment loans and bank statement loans.

Rental demand on Miami Beach comes from hospital and hotel workers, seasonal residents and long term tenants who want to live near the beach. Be careful with short-term rental plans. Miami Beach is known for strict limits on short-term rentals in many residential areas, and many condo associations ban them too. Check city zoning and licensing rules and the building's own rules before you buy for short-term rental.

Florida HomeTown Heroes and down payment help in Miami-Dade County

Florida HomeTown Heroes is a Florida Housing Finance Corporation program for first-time buyers, which generally means you have not owned a primary home in the past 3 years. You must work full time for a Florida-based employer. The program gives 5% of your first mortgage, with a minimum of $10,000 and a maximum of $35,000. It is a 0% interest second mortgage with no monthly payment. You repay it when you sell, refinance, transfer the deed, pay off the first mortgage or stop living in the home.

You need a 640 minimum credit score and a homebuyer education course. Miami-Dade County income limits apply. Funding is released in rounds and can run out. William checks availability the day you are under contract, and a fully signed contract is needed to reserve funds. Learn more at Florida Housing.

Miami-Dade County also receives SHIP (State Housing Initiatives Partnership) funds for local down payment help, run through the Miami-Dade County housing office. Some cities run their own programs too, so ask about Miami Beach options.

Insurance, flood and condo rules that affect your loan in Miami Beach

Insurance is part of your loan approval here. Plan for these items:

  • Flood insurance: much of the island sits in FEMA high-risk flood zones. If the home is in a Special Flood Hazard Area, your lender will require flood insurance.
  • Wind and hurricane coverage: this is a big part of the cost for homes and for condo associations. Citizens Property Insurance is the state backstop when private insurers will not write a policy, and Citizens now requires many policyholders to carry flood insurance too.
  • Older homes: insurers often ask for a 4-point inspection and a wind mitigation report, which can lower your premium.
  • Condo safety laws: after the 2021 Champlain Towers collapse in neighboring Surfside, Florida passed laws that require milestone structural inspections for buildings three stories or taller and structural integrity reserve studies. Some older Miami Beach buildings now face large special assessments. Buildings with unfinished critical repairs or weak reserves may not qualify for conventional or FHA financing.

Ask for the milestone inspection report, the reserve study and the latest budget before you sign.

Miami Beach mortgage FAQs

Where can I get the best conventional loan rates in Miami Beach?

How do I qualify for an FHA loan in Miami Beach?

You generally need a 580 score for 3.5% down, steady income and a manageable debt load. The home must meet FHA standards, and a condo must be in an FHA approved building or qualify for single-unit approval. Approval depends on your credit, income, assets and the property.

Where can I apply for investor or DSCR mortgage programs in Miami Beach?

You can apply with William at Bold Mortgage online or by phone for DSCR, conventional investment and bank statement loans. First confirm the building allows rentals.

Can I use Florida HomeTown Heroes in Miami Beach?

Yes, if you are a first-time buyer who works full time for a Florida-based employer and you meet the credit score and Miami-Dade income limits. The home must be your primary residence. Funds are limited, so William checks availability once you have a signed contract.

What should I check before buying a condo on Miami Beach?

Check whether the building is warrantable for conventional loans or approved for FHA. Ask for the milestone inspection, the reserve study, the budget and any planned special assessments. Also check the master insurance policy and rental rules.
