Buying a home in Fort Myers: what to know

Fort Myers sits on the south bank of the Caloosahatchee River and is the Lee County seat. It is known for the Edison and Ford Winter Estates on McGregor Boulevard, the road lined with royal palms that runs past many of the city's older homes. Spring training brings two teams to the Fort Myers area: the Boston Red Sox play at JetBlue Park and the Minnesota Twins at Hammond Stadium.

The housing mix depends on where you look. The McGregor corridor has older and historic homes, many with mature trees, and some on the river. The downtown River District has condos, including high-rise buildings near the water. Whiskey Creek is an established area of single family homes from past decades. Dunbar is one of the city's historic neighborhoods. East of I-75, Gateway and other master-planned areas have newer homes, gated golf communities and HOA fees, and some carry CDD fees too.

The economy runs on healthcare, education, tourism and construction. Lee Health is the largest local health system, with Lee Memorial Hospital, HealthPark Medical Center and Gulf Coast Medical Center. Florida SouthWestern State College has a Fort Myers campus, and Florida Gulf Coast University is just south of the city. Southwest Florida International Airport (RSW) brings jobs and travelers.

Buyers include healthcare workers, young families, retirees, seasonal residents who spend winters here, and investors. Fort Myers Beach is a separate town on Estero Island, so beach buyers should know they are dealing with a different local government and very different flood risk.

FHA loans in Fort Myers

FHA lets you buy with 3.5% down with a credit score of 580 or higher. From 500 to 579, FHA requires 10% down, and many lenders set higher minimums of their own. The 2026 FHA limit for a one-unit home in Lee County is $541,287, and limits are higher for 2 to 4 unit properties.

You pay an upfront mortgage insurance premium, usually added to the loan, plus a monthly premium. With less than 10% down, the monthly premium generally lasts for the life of the loan unless you refinance.

FHA works well for townhomes and single family homes in areas like Whiskey Creek or newer communities east of I-75. Older homes along McGregor must meet FHA property standards, so roof, electrical and safety issues get flagged. Many downtown condo buildings are not on the FHA approved list. The unit may still qualify for single unit approval, but check early.

Conventional loans in Fort Myers

Conventional loans allow 3% down for qualifying first-time buyers and 5% for most others. PMI applies under 20% down and can be removed once you build enough equity. The 2026 conforming limit in Lee County is $832,750 for a one-unit home, and a jumbo loan covers prices above that.

Conventional is the usual choice for condos, second homes and golf community homes. For a condo, the building must be warrantable, which means it passes Fannie Mae or Freddie Mac review on reserves, insurance and owner occupancy. Seasonal buyers can use a second home loan with as little as 10% down if they will use the home themselves.

Investor and DSCR loans in Fort Myers

A DSCR loan qualifies on the property's rent, not your personal income. Expect about 20 to 25% down. DSCR loans can close in an LLC and suit self-employed investors and people growing a portfolio. Conventional investment property loans and bank statement loans are other options.

Fort Myers rental demand comes from hospital staff, including traveling nurses, college students and staff at FSW and FGCU, airport workers, and winter visitors who rent from January to April. Spring training brings short stays every year. Check city zoning and licensing rules before buying for short-term rental, and check HOA rules too, since many communities limit rentals.

Florida HomeTown Heroes and down payment help in Lee County

Florida HomeTown Heroes is a Florida Housing Finance Corporation program for first-time buyers. That generally means you have not owned a primary residence in the past 3 years. You must work full time for a Florida-based employer, like a hospital, school or local business. It provides 5% of your first mortgage, with a minimum of $10,000 and a maximum of $35,000, as a 0% interest second mortgage with no monthly payment. You repay it when you sell, refinance, transfer the deed, pay off the first mortgage, or stop living in the home.

You need a 640 minimum credit score and homebuyer education, and Lee County income limits apply. Funding is released in rounds and can run out, so William checks availability the day you are under contract. A fully signed contract is needed to reserve funds. See Florida Housing for details.

Lee County also gets SHIP (State Housing Initiatives Partnership) funds for local down payment help through the Lee County housing office. Ask about income limits and wait times early.

Insurance, flood and condo rules that affect your loan in Fort Myers

Hurricane Ian in 2022 pushed storm surge up the river and into low areas, and that shapes insurance today. Lenders require homeowners coverage with wind. If a home is in a FEMA special flood hazard area, flood insurance is required on a federally backed loan. Homes near the river and in low parts of town often fall in these zones, so check the flood map before you make an offer.

Older homes along McGregor and in established neighborhoods usually need a 4-point inspection and a wind mitigation inspection. A newer roof and storm protection can lower your premium. If private insurers decline, Citizens Property Insurance is the state backstop.

Downtown high-rise condos fall under Florida's post-Surfside laws, which require milestone inspections and structural integrity reserve studies. Buildings with low reserves, big special assessments or pending repairs can fail conventional or FHA review. In newer master-planned areas, add HOA dues and any CDD fee to your payment.

Fort Myers mortgage FAQs

Where can I get the best conventional loan rates in Fort Myers?

Nobody can honestly promise the best rate. Your rate depends on credit, down payment, property type and loan amount. Compare Loan Estimates from different lenders on the same day. William offers multiple loan programs through Bold Mortgage and shows you a side-by-side comparison.

How do I qualify for an FHA loan in Fort Myers?

You generally need a 580 or higher score for 3.5% down, documented income, and debts within FHA limits. The home must be your primary residence and meet FHA property standards. Approval depends on your credit, income, assets and the property.

Where can I apply for investor or DSCR mortgage programs in Fort Myers?

You can apply with William at Bold Mortgage online or by phone. He works with investors buying in Fort Myers and across Florida, including LLC buyers. Send him the expected rent and an insurance quote to start.

Can I use Florida HomeTown Heroes in Fort Myers?

Yes, if you are a first-time buyer, work full time for a Florida-based employer, have at least a 640 score, meet Lee County income limits, and will live in the home. William confirms funds are available once your contract is signed.

Can I finance a condo in a downtown Fort Myers high-rise?

Often yes, but the building matters as much as you do. The lender reviews the association's budget, reserves, insurance and inspection reports. If the building is not warrantable or not FHA approved, a non-warrantable condo loan with a larger down payment may be the path. Ask for the condo documents before you sign.
