Buying a home in Daytona Beach: what to know

Daytona Beach is in Volusia County on Florida's Atlantic coast. It is known for Daytona International Speedway and the Daytona 500, Bike Week, the Main Street Pier and Boardwalk, and a wide beach where you can still drive on some sections. The Halifax River splits the city into the mainland and the beachside.

The beachside runs along A1A, with oceanfront condo towers, hotels and older single family streets between the ocean and the river. On the mainland, Downtown along Beach Street faces the river, and Midtown has older homes and historic neighborhoods. West of I-95, the area around LPGA Boulevard has newer golf and master-planned communities, including Latitude Margaritaville, an active adult community. The area near the Speedway has seen new shops, apartments and homes. Nearby cities like Ormond Beach, Daytona Beach Shores and Port Orange are part of the same market.

The job base is a mix of education, healthcare and tourism. Embry-Riddle Aeronautical University, Bethune-Cookman University and Daytona State College are all here. AdventHealth Daytona Beach and Halifax Health Medical Center are major employers. NASCAR and the insurance firm Brown & Brown have their headquarters in Daytona Beach.

The housing stock is wide. You find older concrete block homes from the 1950s to 1970s, oceanfront and riverfront condos of many ages, and new construction west of I-95. Buyers include parents of college students, university and hospital staff, retirees, second home buyers, and investors who want rentals near the beach, the universities or the Speedway.

FHA loans in Daytona Beach

FHA loans let you buy with 3.5% down with a 580 or higher credit score. With 500 to 579, you need 10% down, and many lenders set higher minimums (overlays). The 2026 FHA limit for a one-unit home in Volusia County is $541,287. Limits are higher for 2 to 4 unit properties.

FHA charges an upfront mortgage insurance premium, usually added to the loan, and a monthly premium. With less than 10% down, the monthly premium usually lasts for the life of the loan.

FHA works well for mainland single family homes. For condos, it is harder in Daytona Beach. The building must be FHA-approved or qualify for single-unit approval, and many older oceanfront buildings do not. Older homes must meet FHA property standards for the roof, electrical, plumbing and safety.

Conventional loans in Daytona Beach

Conventional loans start at 3% down for qualifying first-time buyers and 5% down otherwise. With less than 20% down you pay PMI, which can be removed once you have enough equity. The 2026 conforming limit in Volusia County is $832,750 for one unit. Above that, you need a jumbo loan.

Conventional loans also cover second homes, often with 10% down, which fits many beach condo buyers. The catch is warrantability. The condo building must meet rules on reserves, insurance, owner occupancy, litigation and repairs. Buildings that operate like hotels, with rental desks and nightly stays, usually do not qualify for conventional financing.

Investor and DSCR loans in Daytona Beach

DSCR loans qualify you on the property's rent instead of your personal income. Expect 20 to 25% down. They work well for self-employed investors and buyers using an LLC. Conventional investment property loans and bank statement loans are other options.

Rental demand comes from Embry-Riddle, Bethune-Cookman and Daytona State students, hospital staff, and visitors during race weeks, Bike Week and the winter season. Long-term rentals near campus and seasonal rentals near the beach are both common. Before buying for short-term rental, check city zoning and licensing rules and the condo or HOA rules. Some areas and many associations limit short stays.

Florida HomeTown Heroes and down payment help in Volusia County

Florida HomeTown Heroes is a Florida Housing Finance Corporation program for first-time buyers (generally no primary home owned in the past 3 years) who work full time for a Florida-based employer. It gives 5% of your first mortgage, with a minimum of $10,000 and a maximum of $35,000. It is a 0% interest second mortgage with no monthly payment. You repay it when you sell, refinance, transfer the deed, pay off the first mortgage, or stop living in the home.

You need a 640 minimum credit score and homebuyer education. Volusia County income limits apply. Funding is released in rounds and can run out, so William checks availability the day you are under contract. A fully signed contract is needed to reserve funds. Details are at Florida Housing.

Volusia County also receives SHIP (State Housing Initiatives Partnership) funds for local down payment help. Ask the Volusia County housing office what is available.

Insurance, flood and condo rules that affect your loan in Daytona Beach

Condo rules are the biggest issue here. Florida's post-Surfside laws require milestone structural inspections and structural integrity reserve studies for many condo buildings three stories or taller. Many older A1A towers now face large special assessments for repairs and reserves. Hurricanes Ian and Nicole in 2022 also caused severe beach erosion along the Volusia coast, which led to seawall and repair projects. Buildings with major unfinished repairs often cannot get conventional or FHA financing.

Beachside homes and properties along the Halifax River are often in flood zones. In a high-risk zone, flood insurance is required for your loan. Get a flood quote early.

For older homes, insurers usually want a 4-point inspection and a wind mitigation report. Shutters, impact windows and a newer roof help. If private carriers decline, Citizens Property Insurance is the state backstop. In newer communities west of I-95, include HOA dues and any CDD fees in your budget.

Your action plan

  1. Book a clarity call with William. Tell him if you want a house, a beach condo or a rental. No hard credit pull to start.
  2. Get pre-approved so you know your real budget.
  3. Pick your program based on a side-by-side comparison.
  4. Check HomeTown Heroes and Volusia County help if you are a first-time buyer.
  5. Shop with a local agent who checks condo budgets, assessments and flood zones.
  6. Review condo documents and insurance quotes, lock your rate and close.

Daytona Beach mortgage FAQs

Where can I get the best conventional loan rates in Daytona Beach?

Rates depend on your credit, down payment, property type, occupancy and loan amount. Condos and second homes can price differently than a primary house. Compare Loan Estimates from several lenders on the same day. Bold Mortgage offers multiple loan programs, and William gives you a side-by-side comparison.

How do I qualify for an FHA loan in Daytona Beach?

You generally need a 580 or higher score for 3.5% down, steady documented income and debt that fits FHA rules. The home must be your primary residence and meet FHA property standards. The 2026 Volusia County one-unit limit is $541,287.

Where can I apply for investor or DSCR mortgage programs in Daytona Beach?

You can apply with William Ledesma at Bold Mortgage, who works with Daytona Beach investors by phone and video. He compares DSCR, conventional investment and bank statement options for the property. Approval depends on the property, credit, reserves and down payment.

Can I use Florida HomeTown Heroes in Daytona Beach?

Yes, if you qualify. You must be a first-time buyer working full time for a Florida-based employer, with a 640 or higher score, homebuyer education and income under the Volusia County limit. The home must be your primary residence.

Can I get a loan for an oceanfront condo on A1A?

Often, but check the building first. Ask for the milestone inspection, reserve study, budget and any planned assessments before you sign. If the building is not warrantable, some non-QM loans may work with a larger down payment. William can review the building early so you do not lose time or deposit money.
